A new integrated land Records Management system (ILRMS) in Telangana called Dharani is the newest system in the state. The Government of Telangana has introduced this system to improve the agriculture system. This system combines Land administration with Registration services. It provides relevant information about all the registered Lands and their activities (including productivity, growth, output, etc.). Revenue department
The Revenue Department is an administrative center of the Telangana government. The center has been working for the control of land revenues and management. a. Login to your Dharani account
b. Click on duty & fee calculator/market value assistance.
c. Screen with Nature of deed & nature of sub deed is available.

e. Page with property details is shown based on the type of property i.e agricultural or non-agricultural. Here we select non-agricultural.
f. After filling all the necessary information submit the details.
g. It will ask for structure details then fill the details & submit it.
h. Here it shows the market value assessment for the property entered for the non-agriculture type property
i. Here the Fee & duty charge ability chart will be shown.
j. Click on the MV assistance certificate which is a specimen copy of the duty fee generated on the Dharani portal used for reference.
k. If you have selected agricultural land then you will get this below form
l. Then it will show the market assessment value for agricultural land.
m. Here it will show the fee chart for the duty chargeable for the land including stamp duty. Here we are considering the consideration value as 200000 Rs. in the above chart.

n. Click on a finish button to complete the process or else click on the MV assistance certificate to get a specimen digital certificate generated by the Dharani website.
2. Pre-Registration Application
a. Login to your Dharani Telangana Account.
b. After login click on Pre-registration
c. Here enter the property details agriculture or non-agriculture or both.
d. Select the nature of the deed & sub-deed for the property you are registering.
e. Enter the property details & enter the survey numbers & sub survey numbers here & click on proceed.
f. Here it asks for executant details who is applying for the registration.
g. The pre-registration process completes in 10 steps as shown below one after the other.
3. Payments/SRO echallans
a. Login to Telangana Dharani account.
b. Click on Payments / SRO echallan link
c. It provides two types of services Registration payments & Stamp vendor echallan. SRO means the sub-registrar office.
d. Click on Registration payments link
e. Select the application transaction number or slot transaction number based on which it searches for the payments done.
f. Click on stamp vendor echallan
G. Here it asks us to enter stamp vendor details & Remitter details. It also asks for the category of the stamp.
4. Receipts of Registration services
a. Sign in to the Dharani Telangana website. Click on the view receipt link.
b. Here we see types of receipts we can generate echallan/estamp, slot receipt & checkslip receipt.
c. To get echallan / estamp receipt select the option as shown below by entering echallan number & pass code.
d.To get a slot receipt select the option as shown below by entering the application transaction number.

5. Operator Data Entry
a. Sign in to Dharani Telangana & click on Operator data entry link
b. Fill up the request operator data entry form like the nature of the deed, village, survey numbers, SRO code, Khata number, document number, register number, etc.
6. Slot Booking
a. Slot booking for property registration became easy in Telangana because of this Dharani website. sign in to the Dharani portal. Click on the Slot booking option.
b. Here enter application transaction number based on which we can able to see the calendar where we can pick the available slot for the registration.
7. Encumbrance certificate search
a. Sign in to Dharani account & click on apply or search for EC.
b. Here it asks for a registration number to search for Encumbrance certificate.
c. If you know the registration number then you get below details like applicant name, district, SRO, book type, year, document number, EC search from to date. once you enter valid details it will show up the Ec details for the property entered.
d. If you don’t know the registration number then you get below details once you enter valid details like district, SRO code, SRO, habitation, survey number, sub survey number, ward number, block number, locality, plot number & ec duration. It will show up the Ec details for the property entered.
8. Unit Rate assessment/guidelines
a. Login to Dharani Portal & click on the guideline.
b. Here click on view market value which provides unit rate assessment for the property i.e agricultural or non-agricultural
c. Here we will select the property type as Agriculture land & enter other details so that we get the property assessment value.
d. Here we entered sample input for agricultural land & you can see the land rate valuation & the effective date for it.
e. Here we will select the property type as Non-Agriculture land & enter other details like ward number or block number & door or house number so that we get the property assessment value.
f. Here we entered sample input for non-agricultural land & you can see the land rate valuation & the effective date for it with structure details.
9. Slot Reschedule
a. Log in to the Dharani account. Click on the slot reschedule link.

b. Search for the earlier slot booking by entering the application transaction number. Once you enter this application number the new slot booking option will be available.

10. Group Registration
a. Login to Dharani Telangana website account & click on the group registration link.
b. Here it asks for the group registration & executant details.
Group registration we need nature of deed information, sub deed, type of property, number of documents, district, Mandal, village, SRO Office(sub-registrar office), etc
Executant details contain aadhaar number, applicant type, represented by, name as per aadhaar, name in Telugu, relation name in English, relation name in Telugu, age, address & mobile number so that an OTP is sent on this mobile number once you verify it the group registration will be registered on Dharani Telangana.
Check the land status online & Download Pahani at Dharani Telangana:
a. Visit the Dharani Telangana home page & in the middle section as shown below image click on Land status or visit https://dharani.telangana.gov.in/knowLandStatus
b. Here enter the land details for which you need the land status details or ROR or PAHANI.
c. After entering the valid details click on get details.
d. Once the details are validated you can see the history of land record along with pattadar khata details, pattadar name, survey no, subdivision number, document type. Here citizens can download the ROR-1B document, Pahani document (Telangana adangal pahani) & amendment register for his land.
e. Once the citizen clicks on the download symbol on the right side of the above screen he can download ROR 1B PDF file specimen copy.

The GIS (Geographic Information Systems)
A geographic information system tool equips the planning system for the entire program online.
